The mop in the cupboard is not decoration. In most Swedish holiday rentals the guest does the departure clean, and the price you were quoted assumes it. Here is why, what “clean” means, what stays your job even when you pay, and what to do when a cleaning charge lands.
When you need this
- You are booking a cabin and deciding whether to buy final cleaning
- A listing mentions slutstädning, a städavgift (cleaning fee) or shows two price lines
- It is departure morning, the handover is at 10:00 and a ferry is waiting
- The cabin was dirty when you arrived
- A deposit deduction or cleaning invoice reached you after you got home
- You are checking out of a hostel or campsite cabin and do not know what is expected
Why the guest cleans in Sweden
Most Swedish holiday rentals are private houses let by their owners, often through an agency that brokers thousands of them. The classic week runs Saturday to Saturday: you leave by 10:00 and the next guests may arrive from 16:00. There is no housekeeping team in that gap, only the owner, so the standard term is that you hand the house back ready for the next family.
One agency’s terms say it outright: on most Swedish houses the tenant does the final cleaning. Another answers its own FAQ “Is final cleaning included in the price?” with a flat no — guests clean on departure day. That is what keeps a cleaning charge out of the basic weekly rent. Where a cleaning crew is used, you either buy it or it is built into the price.
It is not a law. No Swedish statute lists cleaning tasks or requires a departure clean. A cabin let for money is a tenancy under chapter 12 of the Land Code (Jordabalken), which requires you to take good care of the property and pay for damage caused through negligence — yours, your household’s or your guests’. The cleaning duty itself comes from your booking terms.
The three cleaning models
Every listing falls into one of three patterns. Find the cleaning line before you compare prices.
| Model | Who cleans | What you pay | What is still your job |
|---|---|---|---|
| Guest-cleaned (egen städning) | You | Nothing extra | Everything, to the house checklist |
| Optional add-on | Owner or agency, if you order it | A fee set per cabin, often paid to the owner on site | Dishes, stove, oven, general tidiness |
| Mandatory or included | Owner or agency | In the rent, or a fixed extra charge | Dishes, stove, oven, general tidiness |
One agency marks an included clean with two price lines: the first week’s price includes cleaning, the following weeks’ do not. If you want cleaning, order it at booking — one agency warns that extras can sell out in busy periods, and another says cleaning must be booked in advance.
Mandatory fees and the headline price. A Swedish business must give correct and clear price information and say specifically when fees and other costs may be added. Konsumentverket, the Swedish Consumer Agency, states the main rule as: the price shown is the total price. On booking platforms, EU consumer authorities secured a commitment from the largest short-let platform to show the total price including all mandatory charges and fees. Compare totals, not weekly headline rates.
What “properly cleaned” means, room by room
Agencies define the standard as a cabin ready for the next guests to move straight in, and leave a checklist in the house folder (husmapp). One agency’s published one-page list is typical and says itself that it is not exhaustive:
| Room | What to do |
|---|---|
| Bathroom | Clean basin, toilet (inside and out), shower or bath; remove hair; polish mirrors; empty the bin; mop the floor |
| Kitchen | Empty and wipe fridge and freezer; clean oven, stove and microwave you used; wipe the cooker hood; empty the dishwasher and clean its filter if needed; clean the coffee maker; wipe tables, cupboard fronts and doors; take out the rubbish |
| Bedrooms | Vacuum the beds; shake pillows and duvets outdoors and lay them neatly on the beds; check cupboards for forgotten items; clean windows if needed; vacuum and damp-mop, including under beds |
| Living room | Empty the wood stove or fireplace of ash; vacuum furniture and floors, including under rugs; damp-mop; put moved furniture back |
| General and outdoors | Shake rugs and blankets outside; clean the dryer lint filter; clean the barbecue; tidy outdoor furniture; close and lock all windows and doors; take rubbish and recycling to the designated place |
The ash needs care. The same guide warns that embers stay hot long after the last fire: ash never goes in the rubbish bin or near anything that can burn. A fire caused that way falls under your duty of care. For running the stove itself, see our guide to wood stoves in Swedish cabins.
What stays yours even when you pay
This is where visitors get caught. Agency terms say that even when cleaning is bought or included, the cabin must be left with all dishes washed and put away, the stove and oven clean, and the house generally tidy with everything back in its place. One agency adds that you must leave the cabin at least as clean as you found it.
Your rubbish is also yours. In most holiday-house areas in Sweden, collection is not organised, so ask where bags go and sort as you would at home — our guide to recycling in Sweden explains the bins, and cans and bottles are worth money back through the pant deposit system.
A departure-day plan that works
A 09:00 start for a 10:00 handover is the most common mistake: four rooms plus outdoors does not fit into an hour. Split it.
- The evening before: wash and put away all dishes, empty and wipe the fridge and freezer, clean the oven, stove and microwave.
- First thing: vacuum the beds, air pillows and duvets outdoors, make the beds neatly.
- Bathroom, then floors, working toward the door; empty the stove of cold ash.
- Outside: clean the barbecue, tidy the furniture, take rubbish and recycling away.
- Set the house for leaving: windows and doors closed and locked. Between 15 October and 15 April, one agency requires the heating left at about 10 °C rather than off, so the pipes do not freeze. The same agency asks you to leave the dishwasher and washing-machine doors ajar.
- Photograph every room, then hand back the keys as instructed and on time. Under one agency’s terms, guests who leave late pay any extra costs that result.
If departure is early, the cabin is large or you have small children, this is the case for buying cleaning — ideally for the last stop of a long trip, where it buys you the morning.
If the cabin was dirty when you arrived
Photograph it and tell the owner or agency the same day, in writing. Konsumentverket says complaints about accommodation must be made to the provider on site so it can put things right; if you wait until you are home, you cannot claim a price reduction for that kind of problem. Under the Land Code you may be entitled to a reasonable rent reduction for the time a defect is not remedied. Your arrival photos also protect you at departure: you only owe the standard you received.
Cleaning charges, deposits and the law
Deposits commonly secure electricity, water and damage, which makes them the usual route for a cleaning charge. One agency refunds the deposit within 21 days of departure; another has it handed to the owner at key collection and returned on departure day after a walk-through. Ask for a receipt — one agency publishes a template in English, German and Swedish.
If a deduction or invoice arrives:
- Ask for the basis in writing, and answer with your own photos of the cleaned cabin.
- Know the rule. In July 2026 Konsumentverket answered a question about an “extremely detailed and strict” cabin cleaning demand: the terms decide, but terms must be reasonable, and a fee you consider unreasonable is one you should argue against. Municipal consumer advisers (konsumentvägledare) can help interpret the terms.
- Know where you can take it. ARN, the National Board for Consumer Disputes, hears cabin-rental disputes against businesses only, for a 150 kr fee and claims from 1,500 kr. Against a private owner, the only forum is a court. Claims arising from the tenancy, on either side, must be brought in court within two years of you leaving.
The full picture of deposits, defects and disputes is in our guide to renting a stuga.
Hostels, campsite cabins and long-term flats
The same norm runs through Swedish self-catering. At hostels (vandrarhem) you make your own bed, and sheets, cleaning or a made bed are often optional extras; without the cleaning add-on, expect to tidy the room and wash your dishes in the guest kitchen — see Swedish hostels. Campsite cabins are booked on the campsite’s own terms, commonly with a cleaning fee or a self-clean requirement — see Swedish campsites.
Two things this page does not cover. The far more thorough flyttstädning (move-out clean) at the end of a long-term flat lease is its own system, in moving house in Sweden. And the RUT tax reduction you may see on Swedish cleaning quotes requires Swedish tax liability; hotels, guesthouses and hostels do not even count as a home for it, so it is irrelevant to most visitors.

FAQ
Do I really have to clean a holiday cabin in Sweden before I leave?
Usually yes. On most Swedish holiday houses the guest does the final cleaning, unless you bought cleaning or the cabin includes it. It is a term of your rental contract, not a law, and agencies publish the standard: the cabin should be ready for the next guests to move straight in. Check the listing’s cleaning line before you book.
What does slutstädning include?
Typically: bathroom basin, toilet, shower and mirror cleaned and the floor mopped; fridge and freezer emptied and wiped; oven, stove and microwave cleaned; dishes done; beds vacuumed and made up neatly; floors vacuumed and damp-mopped, including under beds; stove ash removed safely; barbecue cleaned and rubbish taken out. The house checklist is the actual standard, so read it.
If I pay for final cleaning, what do I still have to do?
Wash, dry and put away all the dishes, wipe the stove and oven, and leave the house generally tidy with everything back in its place. Agency terms say this applies even when cleaning is bought or included in the rent. Take your rubbish out too, because at many Swedish holiday houses collection is not organised.
Can the owner charge me for cleaning after I leave?
Yes, if you neither bought cleaning nor did it to the stated standard: agencies put faults right at your expense, often from the deposit. But Konsumentverket says cleaning terms must be reasonable, and a fee you consider unreasonable should be disputed. Ask for the basis in writing and answer with your own photos of the cleaned cabin.
Is a mandatory cleaning fee allowed on top of the price?
Yes, cleaning can be mandatory, but a business must give clear price information and state fees that may be added. Konsumentverket’s main rule is that the price shown is the total price. On booking platforms, EU consumer authorities have secured totals that include all mandatory charges, so compare final prices, not headline weekly rates.
What if the cabin was dirty when I arrived?
Photograph it and tell the owner or agency the same day, in writing. Konsumentverket says you must complain on site so the provider can put it right; waiting until you are home weakens any claim for a price reduction. Under the Land Code you may be entitled to a reasonable rent reduction if a defect is not fixed.
Do Swedish hostels make you clean your room?
Partly. At hostels you make your own bed, and sheets, cleaning or a made bed are often optional extras you can add. Without the cleaning add-on, expect to leave the room tidy and wash your own dishes in the guest kitchen. Each hostel posts its own standard, so read the notice or ask.
