Student housing in Sweden has its own landlords, its own queues and its own rules. The order you approach them in decides whether you have a room in August. Here is that order, what each landlord asks of you, and what to do if the queue doesn’t come through.
When you need this
You’ve been admitted to a Swedish university and need somewhere to live from August or January. Someone told you to “join the queue”, and now you’ve found three of them. Or term starts in a few weeks, you have no queue time, and the room ads asking for a deposit up front are starting to look tempting.
Is there still a student housing shortage?
Less than you’ve read, but still in the places most students go. Older articles describe a crisis in every university town. The 2026 figures don’t. In Boverket’s 2026 housing-market survey, 17 of the 38 university municipalities reported balance for students. That is double the year before, and deficit is no longer the most common answer. Just over a third still report a deficit, though, including several with large universities.
SFS, the national union of students, rates every study town each August. Green means housing within a month, yellow means a first-hand contract some time in the autumn term, and red means none during the autumn term.
| SFS 2026 rating | Study towns |
|---|---|
| Red | Stockholm, Göteborg, Alnarp, Kiruna, Visby |
| Yellow | Lund (up from red), Uppsala (improved), Arvika, Borås, Gävle, Halmstad, Helsingborg, Jönköping, Karlskrona, Linköping, Luleå, Malmö, Norrköping, Piteå, Skellefteå, Skövde, Trollhättan, Umeå, Örebro, Östersund |
| Green | Borlänge, Eskilstuna, Falun, Kalmar, Karlstad, Kristianstad, Sundsvall, Västerås, Växjö |
Yellow often means a room is available but the rent is the problem. SFS still finds that almost nine in ten students live in a town that can’t offer a home meeting its criteria by term start, mostly because of cost. One more change: Uppsala’s temporary-housing service for new students, Studentboet, has closed, so older guides that send you there are out of date.
Your university first
Start with your university’s housing page on the day you’re admitted. Study in Sweden, the official guide for international students, puts it plainly: some universities guarantee housing for international students, some don’t, and most run some kind of accommodation service.
- Fee-paying non-EU students are the group most likely to have a guarantee. Uppsala University, for example, guarantees a furnished room to fee-paying bachelor’s and master’s students who pay tuition by the deadline. It doesn’t cover accompanying family, and it tells non-fee-paying students to arrange their own housing.
- Exchange students are often offered rooms the university reserves for them. SFS describes such arrangements in several towns. In Lund, a separate landlord holds about a thousand flats for international students.
- Everyone else, including EU students paying no fees, usually goes through the student-housing queues.
Free housing can also lower the maintenance amount a non-EU student must show for a residence permit, so ask before you apply.
The student-housing queues
A studentbostad (student home) is a corridor room, a student flat or similar, let to students on a lease whose security of tenure is tied to your studies. A typical corridor has 10–15 single rooms sharing a kitchen and common room. Student flats have two to four bedrooms. Each city has several landlords: student-housing foundations, municipal companies, student nations and private owners. Each one runs its own queue, so register with every one that fits.
Register early. At SSSB in Stockholm you can open an account from the year you turn 17. You can collect up to 90 queue days before you need to be an active student and a member of an affiliated student union. Queue days are personal, can’t be transferred or combined, and are deleted when you sign a lease.
Look for new-student priority. Some landlords give newcomers a head start:
- Lund: AF Bostäder’s novice lottery (novischlotteri) reserves rooms for students moving in from outside Skåne. You need admission for at least 15 credits and Studentlund membership, and you can’t have lived in Skåne in the previous 12 months. The windows are short: applications for spring 2027 open on 9 December 2026, and the lottery is on 11 December.
- Göteborg: SGS gives priority to newly admitted students who don’t already live in Göteborg.
- Linköping: students moving from other municipalities get priority at term start.
| Landlord | City | Study requirement | Other conditions |
|---|---|---|---|
| SSSB | Stockholm | Half time, at least 15 credits a semester | Union membership throughout; registered at the address |
| SGS | Göteborg | At least 15 credits a semester on site | Max six years, plus four for doctoral studies |
| AF Bostäder | Lund | At least 15 credits every semester | Studentlund membership; failing costs room and queue place |
| Most Uppsala landlords | Uppsala | Often 30 credits a semester | Common queue; nations hold a large share |
No personnummer yet? Follow the landlord’s ID route. AF Bostäder accepts a birth date plus a code Lund University sends you. SSSB accounts can start with a birth date and be updated once you get a personnummer (personal identity number).
Keeping your room: study checks
Student landlords check your results. SGS runs two study checks a year and ends the leases of tenants who lack the credits and weren’t granted an exemption. AF Bostäder says failing the requirement costs both your home and your place in the queue. If your studies slow down, ask about the exemption rules before the next check, not after.
Other conditions to keep in mind:
- Registration at the address: SSSB requires it. Non-EU students on a study permit must also report their address to Migrationsverket, the Swedish Migration Agency, within 30 days of arrival and of every move.
- Subletting your room: you need approval. Without it the landlord can end the tenancy.
- Time limits: SGS tenancies run up to six years, and SSSB stops new bookings once your total tenancy reaches 7.5 years.
If you have no room by term start
Keep queuing and rent second-hand meanwhile. In Stockholm, Akademisk Kvart, run by the student unions’ umbrella body SSCO, lists rooms and flats to sublet. In Lund, BoPoolen, run by the Lund student unions, does the same. If you can, starting in January also helps: Boverket notes that demand is much lower in spring and summer.
The general rental law applies to every alternative, and the 2026 reforms changed some of it:
| Type | What decides the rent | Key rule |
|---|---|---|
| Sublet of a rental flat (andrahandskontrakt) | Tenant’s own rent + max 15% for furniture + utilities at cost | Needs the landlord’s consent or the rent tribunal’s permission |
| Lodger (inneboende) in a tenant’s flat | A proportional share of the tenant’s rent + the same furniture and utility allowances | Allowed without consent within what the landlord must accept |
| Room or flat owned by a private person | Private Letting Act, in force since 1 July 2026 | Applies unless the owner regularly lets more than two other homes |
| Room in a block-let flat (blockhyra) | Block-letting rules, reworded from 1 July 2026; the 15% cap doesn’t apply | Some universities block-rent flats for international students |
Two things are always illegal. Paying for a first-hand contract or for “taking over” someone’s lease is a crime for both sides. And a housing broker may charge you only if it brokers professionally and a lease actually results, within a legal cap.
See every room before you pay anything. The police describe the standard rental scam: an attractive room, a landlord who is abroad or can’t meet, and a demand for several months’ rent in advance. Our guide to rental scams in Sweden shows how to check an ad from abroad. The full sublet law is in renting for a season.
Money: rent and housing allowance
SFS treats about 30% of Swedish student finance as a reasonable rent. Many yellow towns miss that mark even when rooms are free. Some corridor rooms charge rent for ten months a year, so compare annual totals, and ask what electricity and internet cost on top. New builds usually cost more than older stock.
Don’t count on bostadsbidrag (housing allowance). The Social Insurance Code says that someone who comes to Sweden to study isn’t considered resident, and housing allowance is a residence-based benefit. For people without children, it also requires being aged 18–28 and registered at the address. If your situation differs, ask Försäkringskassan, the Social Insurance Agency.

FAQ
How long is the student housing queue in Sweden?
It depends on the city. In August 2026 SFS reported average waits of several years for student flats through Stockholm’s municipal queue and more than a year for a single room with SGS in Göteborg. Many smaller towns, such as Växjö, Karlstad or Sundsvall, could house new students by term start. Check each local landlord and the latest SFS report.
Do international students get guaranteed housing in Sweden?
Some do. Many universities arrange rooms for international students, and some guarantee housing to fee-paying non-EU students; Uppsala University’s guarantee requires tuition paid by the deadline and excludes family members. Exchange students are often offered reserved rooms. Uppsala tells non-fee-paying students to arrange their own housing, so read your university’s housing page early.
Can I join a student housing queue before I arrive in Sweden?
Usually yes, and you should. At SSSB in Stockholm you can register from the year you turn 17 and collect up to 90 queue days before you need to be an active student and union member. AF Bostäder in Lund accepts applicants without a personnummer using a birth date and a university code. Rules differ by landlord, so check each one.
Is it easier to find student housing outside Stockholm?
Yes, in most cases. In 2026 SFS rated Stockholm and Göteborg red and Lund and Uppsala yellow, while nine towns, including Växjö, Karlstad, Falun and Västerås, were green. Boverket’s survey found balance in 17 of 38 university municipalities, double the year before. Rents rather than queues are now the main problem in many yellow towns.
What happens to my student flat if I fail courses?
Student landlords check your credits. SSSB, SGS and AF Bostäder require at least 15 credits a semester, and SGS terminates leases of tenants who fall short and are not granted an exemption. AF Bostäder says failing the requirement costs both your home and your queue place. If your studies slow down, ask about the landlord’s exemption rules before the next check.
Can international students get housing allowance in Sweden?
Usually not. Housing allowance is a residence-based benefit, and the Social Insurance Code says that someone who comes to Sweden to study is not considered resident. For people without children, the allowance also requires being aged 18–28 and registered at the address. Budget your rent without it and check with Försäkringskassan only if your situation differs.
What can I do if I don’t get student housing before term starts?
Keep queuing and rent second-hand meanwhile. Student unions run sublet services such as Akademisk Kvart in Stockholm and BoPoolen in Lund. A sublet of a rental flat needs the landlord’s consent and may cost at most the tenant’s rent plus 15% for furniture. Rooms in an owner’s home follow the Private Letting Act. See every room before you pay.
